Being a landlord comes with a few important responsibilities – all designed to keep your tenants safe and your property compliant. It might sound like a lot (and sometimes it is!), but that’s exactly where we come in. 1. A Safe, Hazard-Free Home
At the heart of it all, landlords are required to provide a safe and well-maintained living environment. That means:
No serious hazards like faulty electrics or fire risks
Keeping structure, electrics, plumbing and heating in good working order
Fixing repairs in a timely manner

2. Annual Safety Certificates
There are a few key safety checks landlords need to do on a recurring basis:
Gas Safety Certificate – required every 12 months by a Gas Safe registered engineer
Electrical Installation Condition Report (EICR) – needed every 5 years
PAT Testing (if you supply electrical appliances) – recommended regularly
Energy Performance Certificate (EPC) – must be rated E or above and renewed every 10 years. This is something to watch - as it is predicted this minimum rating is set to change.

3. Fire Safety Requirements
From smoke alarms to fire doors in HMOs, fire safety is non-negotiable. Landlords must:
Fit smoke alarms on every floor
Provide carbon monoxide detectors near solid fuel appliances
Ensure escape routes are clear and accessible
Make sure any furniture and furnishing supplied are fire safe

4. Right to Rent Checks
Before a tenancy starts, you need to check that your tenants have the legal right to rent in the UK. It’s a legal must – but no need to worry. We handle all ID checks and documentation on your behalf, keeping everything compliant.

5. Deposit Protection
Any tenancy deposit must be registered with a government-approved scheme within 30 days. It’s one of those “must-do” things that’s easy to miss – unless, of course, you’ve got us doing it for you.
6. Tenancy Agreements & Legal Paperwork
From providing the correct documents at move-in to making sure your tenancy agreement is watertight, there’s a surprising amount of admin involved. We’ve got it all covered, down to the last detail.
